A beach rental at the Oceanfront or out in Sandbridge can be a great investment — but the summer schedule is brutal on the house. Back-to-back guests, sand in every room, and a dryer that never stops mean the wear that an owner-occupied home spreads over a year happens in about twelve weeks. Here’s how to keep a short-term rental guest-ready (and your review score high) without blowing up your turnover budget.
The three problems unique to beach rentals
- Sand, everywhere. Guests come straight off the beach. Sand grinds into carpet and packs into tile grout faster than any other kind of property.
- The dryer runs constantly. Beach towels and swimsuits mean the dryer is going between every guest. Lint builds up fast — and combined with coastal humidity, that’s a real fire risk in a house full of strangers.
- Humidity and quick turns. Salt air keeps everything damp, and you often have hours, not days, between checkout and the next check-in.
What to clean, and how often
Between every guest (your cleaner): vacuum slowly, spot-treat fresh stains, wipe tile, reset the obvious stuff.
On a season schedule (professional):
- Carpet cleaning — a deep hot-water extraction clean at least mid-season and again at season’s end pulls out the embedded sand and resets traffic lanes before they set permanently. High-occupancy homes benefit from more.
- Tile & grout — professional tile and grout cleaning keeps entryways and baths from going dingy; sealing makes weekly turns easier.
- Dryer vent — a dryer vent cleaning at least once a season is non-negotiable in a rental. It cuts fire risk, speeds up drying (faster turns), and protects the appliance.
Protect the reviews
Guests notice clean. A musty smell, a gritty carpet, or a stain in the photos-don’t-match sense is exactly what turns a 5-star review into a 3. The properties that hold their ratings season after season are the ones that treat deep cleaning as scheduled maintenance, not a reaction to a complaint.
Work with a turnover-friendly crew
